COVID-19 Modified Occupancy Policy: All guests MUST strictly adhere to the current Rhode Island Department of Health social gathering limitations. All Newport Loft accommodations are not to exceed the gathering limitation at any time or under any circumstance, without exception.
Please also note that guests are required to wear masks or cloth facial coverings in all common areas. Additionally, all guests are required to follow state social distancing guidelines. The most up to date information on Rhode Island's COVID-19 regulations & guidelines can be found at www.health.ri.gov.
MINIMUM STAY REQUIREMENTS
A two night minimum stay is required on season (May 1 - Columbus Day). On seasonal weekends, holidays, or times during local events, we require a 2 or 3 night minimum stay. However, if you are interested in staying a single night please give us a call and we may occasionally be able to accommodate you.
CHECK IN/CHECK OUT
Check-In is at 4:00pm & Check-Out is at 11:00am. You don't need to physically check in with us upon arrival. Simply arrive at The Inn and enter the personalized code provided to you via email (arriving to your inbox approximately 48 hours prior to your arrival). When you depart, simply lock the door behind you.
Parking in Newport is notoriously difficult. Fortunately, each room comes with one parking spot. More detailed information about your room parking arrangement(s) will be provided when you reserve your stay. Guests are permitted to park in assigned parking spaces for the duration of their stay. Vehicles must be removed from assigned parking lots/spaces by 11:00am on the day of check-out.
Parking for 353 Spring Street is located in the parking lot adjacent to the building. The driveway is located on the left side of Spring Street as you approach the Inn. There are six spots located along the fence and one spot located behind the building (the spot behind the building is also accessible from Howard Street). Parking in the lot is tight so we advise driving small to medium sized cars. Upon arrival, please park and retrieve parking pass(es) from the Loft. Place parking pass(es) on the dashboard of your car(s) for the duration of your stay.
Pets are not allowed in The Newport Inn.

PAYMENTS & CANCELLATIONS
COVID-19 Modified Cancelation Policy: We are trying to be as flexible as possible with our cancelation policy during the COVID-19 crisis. In doing so, we have enacted a temporary amendment to our standard cancelation policy that will apply ONLY to verifiable COVID-19 related cancellations.
If a Guest's reservation is cancelled within the nonrefundable period stated in the terms and conditions at time of their booking, a date change without fees, or a credit in the total value of the reservation at that time, will be offered.
Should Guest not comply with the Rhode Island Department of Health's mandated COVID-19 Certificate of Compliance Submittal, Guest's reservation will be cancelled 48 hours prior to arrival and the total value of the reservation at that time will be placed on a credit at the Inn.
Guest will be charged 50% of the total booking cost (including taxes and applicable fees) at the time of booking. All remaining balances will be charged without further notice 30 days prior to Guest's stay. Should a booking occur within 30 days of a scheduled stay, 100% of the total booking cost (including taxes and applicable fees) will be charged at the time of booking.
Guest who cancels more than 30 days prior to the scheduled arrival date will receive a full refund less a processing fee of 10% of their total deposit or a charge of $250.00, whichever is the lesser amount.
No refunds will be issued to Guest who cancels within 30 days of the scheduled arrival date.
No refunds will be issued for early departures or no shows.
Date changes will not be permitted within 30 days of Guest's stay.
Date changes made outside of 30 days of Guest's stay will be charged a $50.00 change of date fee. If the room rates are higher for the new dates of stay, the Guest will be charged the difference between the new rates and the original rates as well as additional taxes and applicable fees. This charge will be made at the time the change is made. Date changes are subject to availability and not guaranteed. Multiple date changes will not be permitted.
